Managing San Francisco properties takes expertise, experience, attention to detail, and commitment to quality service. Property Management One features a best in class selection of services to meet the more limited needs of smaller properties and the demands and complexities of larger buildings.

While we offer a selection of management program packages that meet the needs of many Associations, our programs can be customized with a combination of services that meet your building’s maintenance, management and budgetary requirements.

DAILY OPERATIONS

As a component of our management program, we will coordinate your building staff and vendor responsibilities. We also include development of reporting procedures within that program. We will coordinate your building's staff and vendor manual - which includes maintenance schedules, job descriptions and procedures. We provide after-hours emergency service.

INSPECTIONS

Our management team will regularly visit your building and inspect the common areas to check for potential problems. We will provide a comprehensive list that's later provided in your monthly management report. This way, board members can oversee the inspection at their leisure. 

 

MANAGEMENT REPORT

Your Monthly Management Report includes a summary of your building’s financial and physical status, as well as an update on the progress of current projects.

Annual & Board MEETING

In addition to actively participating at the meetings, we will first assist the board in planning it, and preparing the agenda. We will also serve as an information resource, providing support and advice on important matters and issues confronting the board.


Rental Properties

For smaller properties, we offer the personal attention you require. We can handle day-to-day tenant needs, emergency services and maintenance and have a rental department that can fill your empty units with qualified tenants.

For larger apartment buildings, we work with your resident managers to ensure that your property is taken care of, tenant needs are met and vacancies are promptly filled.

FINANCIAL MANAGEMENT

A building’s financial health is determined by the daily decisions that our clients make, and we're here to guide those decisions in the right direction. Property Management One offers comprehensive monthly bookkeeping services as a standard service for all clients. From budgets to invoices and reconciliations, our team is prepared to manage your building like a business, with a high level of integrity and detail.  

Long-Term Capital Planning

Planning for the future will increase the quality of life in the building, as well as maintain the operational and fiscal health of the property. To achieve forward project planning, PM1 will work with the board to determine a long-range plan for your property. We will help commission a reserve study for your property which allows you to set priorities and establish future funding. We will work with the board/owners to analyze the reserve studies so they can make informed decisions.

Insurance

PM1 One will analyze your building’s current financial and insurance needs, and make recommendations for cost-effective changes. We have utilized our purchasing power to achieve savings for our clients in a variety of structured programs. If it is workers comp, disability, or general liability insurance, we are always on top of the market to bring the best carriers at a competitive rate.
